Planning Permission – Key Rules (UK)
- Up to 30 sqm internal floor area (typical guideline)
- Maximum height: 2.5 m, measured from the highest ground level immediately next to the building
- Must not cover more than 50% of the total land around the original house (including the front garden). If your garden levels vary, height is measured from the highest point next to the building.
Building Near a Boundary
A garden room can be built close to a boundary, provided the construction is fire-rated.
Fire-Rated Finish Options
- Powder-coated corrugated metal (clean, modern, durable)
- Composite cladding with fire-rated cement boards
- Rendered system (cement boards + mesh + silicone render)
- Timber cladding with Class 0 certified fire-retardant coating
Foundations & Build Specification
- Eco ground screws included as standard (fast, clean, ideal for uneven ground)
- Optional base upgrades (quoted separately): concrete pads, strip foundations, insulated slabs
- Structure options: timber frame, galvanised steel frame, or hybrid

- Fire-rated or acoustic plasterboard
- Acoustic/thermal insulation (standard 75 mm)
- Laminate flooring + underfloor heating with Wi-Fi controller
- Skirting, dry lining or plaster finish (painting optional)

- 45 cm overhang + fire-rated EPDM rubber roof
- 15 electrical points included (lights, sockets, switches - internal or external)
Access & Preparation
- We can build with limited access, including terrace houses
- Removal of sheds, slabs, or old bases can be quoted and handled by us
Pricing
- Standard pricing is typically £1,400 per sqm (incl. VAT)
- Irregular shapes may cost more due to additional labour and material waste
