If you’re planning a golf simulator at home, the building is not the “nice-to-have” part — it’s the foundation of the whole experience. Get the space wrong and you’ll feel restricted. Get the height wrong and you’ll hit limits immediately. Get the planning wrong and you can create problems you didn’t need.

Minimum Space Requirements (Comfort First)

To swing freely and enjoy a true simulator experience, we recommend:

  • Minimum internal size: 3.0m x 4.2m
  • Minimum internal height: 2.8m

That’s the point where the room starts to feel comfortable — not “just possible”.

Planning-Friendly Height Solutions (We Find a Way)

Height is the most common obstacle with golf simulator rooms. The good news is: there are multiple legitimate ways to achieve the internal clearance you need.

Option 1: Build 2m from the Boundary

If the building is positioned 2 metres from the boundary, you can typically build up to 3.0m external height (subject to permitted development rules).

Option 2: Use the Highest Ground Point Correctly

On uneven gardens, councils assess height from the highest point of the ground.

If we start the build 40–50cm lower than that highest point, you can gain internal height while still presenting compliant external height in planning terms.

Option 3: Lower the Area (with Proper Drainage)

Where required, we can reduce ground level by 30–40cm, including drainage preparation, to achieve extra internal height without pushing external height above limits.

Option 4: Lawful Development Certificate (Portable Solution)

We can also apply for a Lawfulness Development Certificate and deliver a portable building that still looks like a permanent garden room.

This route can allow up to 305cm internal height.
