What We Offer

We design and build mobile-home–style garden rooms suitable for full-time living. This solution is ideal for accommodating close family members while avoiding the complexity of full planning permission in many cases.

Under the relevant mobile home / caravan rules (often used for close family accommodation), it may be possible to install a compliant residential building in your garden, provided it meets the required size and portability conditions.

Key Size & Design Rules

  • Maximum width: 6.8 metres
  • Maximum length: 20 metres
  • Internal height: up to 3.05 metres (305 cm)
  • Single-storey only
  • Studio, 1, 2 or 3-bedroom layouts available (layout dependent)

Portability Requirement

To comply with regulations, the building must remain portable. All units are constructed on a steel RSJ frame, allowing delivery by crane or full on-site construction while remaining transportable.

Legal Confirmation

We can apply on your behalf for a Lawful Development Certificate (LDC) to confirm compliance. This process is generally straightforward and typically takes around two months.

Utilities & Connections

Connection to electricity, water, and waste (manhole) is required. We manage all necessary connections as part of the project
